TRACT DESCRIPTIONS

Tract 1: 38.7± ac all tillable. This tract has several hundred feet of road frontage. Soils are mostly a combination Blount-Del Rey silt loams and Pewamo silty clay loam. There is good tile and drainage off of this tract.

Tract 2: 68.1± ac mostly tillable. This tract will have a 25 ft. owned access off of E. 200 N. The Tract lies behind the farm buildings. Soils are a combination of Blount-Del Rey and Pewamo and some Glynwood silt loams. This tract has good tile and drainage.

Tract 3: 14.7± ac This tract has approximately 10 acres that are tillable and then a 4.58 +/- acre woods in the back. There is a 25 ft. owned access off of E 200 N. It is located approximately one mile east of Highway 1 and just 1/2 mile east of Lancaster Elementary School. This offers a perfect location for a private estate site.

PROCEDURE: The property will be offered in 3 tracts, any combination of tracts, and as a total unit. There will be open bidding on all tracts and combinations during the auction as determined by the Auctioneer. Bids on tracts, tract combinations and the total property may compete.

DOWN PAYMENT: 10% down payment on the day of auction with the balance in cash at closing. The down payment may be made in the form of cash, cashiers check, personal check or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.

ACCEPTANCE OF BID PRICES: All successful bidders will be required to enter into purchase agreements at the auction site immediately following the close of the auction. Seller reserves the right to reject any and all bids.

EVIDENCE OF TITLE: Seller shall provide an owners title insurance policy in the amount of the purchase price.

DEED: Seller shall provide a Warranty Deed(s).

CLOSING: The balance of the purchase price is due at closing, which will take place on or before December 31, 2015. Costs for an insured closing shall be shared 50:50 between Buyer(s) and Seller.

POSSESSION: Day of closing, immediately following the closing.

REAL ESTATE TAXES: The Seller to pay all of 2015 taxes due in 2016. Buyer to pay all taxes thereafter.

ACREAGE: All tract acreage, dimensions and proposed boundaries are approximate and have been estimated based on current legal descriptions and/or aerial photos.

SURVEY: The Seller shall provide a new survey where the tract divisions in this auction create new boundaries. Seller and successful bidder shall each pay half (50:50) of the cost of the survey. The type of survey performed shall be at the Sellers option and sufficient for providing title insurance. Combination purchase will receive a perimeter survey only.

AGENCY: Schrader Real Estate & Auction Company and its representatives are exclusive agents of the Seller.
