Tract 1: 7.5± ac Home, Barn, Garage and 7.5+/- Acres. This ranch style home was originally built in the 1960s, then added onto and remodeled in the 70s and 80s. The home features a large family/dining room area for entertaining. A large bow window highlights this area! There are beautiful large Madison Cabinet built-in bookcases on each end of the area. The kitchen also features custom Madison Cabinets with many extras such as specialized pantry area! There is a Master Bedroom with full Master Bath plus a bonus office area. There is an outdoor access door out to the back deck. Enjoy the view from the 12 x 16 deck overlooking the farm. There are 2 additional bedrooms and an additional bath and 1/2 on the main level. Stepping down from the kitchen and breezeway, there is a 16 ft. x 18 ft. four season room with tile floor. Surrounded by windows, this room provides great views of the farm! There is a partial finished basement with additional utility room and a large fruit & canning storage area. The home is currently served by a newer mound style septic system. It is inspected bi-annually and has been declared as good for many years to come. There will be sewer run along the frontage soon for future use if wanted. The home and barn are also currently being shown in the 100 year flood plain on the county maps. However, both have been shown by a Letter of Map Amendment to be out of the 100 year flood hazard area. This letter of Amendment is available for your review. The large beam barn measures 36 ft. x 70 ft. with hay mows above and large sliding front doors. There is also a 2 car detached garage. There is a large selection of fruit trees and many grape vines with large annual harvest! The setting is on 7.5+/- acres and slopes down to the Houk drain as the east border. There is nearly 1200 feet of road frontage along this tract! There is approximately 4-5+/- acres that would be great for pasture for livestock or horses.

Tract 2: 36± ac This tract has 150 feet of road frontage along the Brunson Road, and can be combined with Tract 4 to gain access off of Wayne Trace. The soils are mostly productive Blount silt loam with some Glynwood clay loam. There is flood plain along the Houck ditch. The elevation rises significantly to the center offering a spectacular potential scenic building site! There is estimated to be 14+/- acres not in the flood plain.

Tract 3: 9± ac SWING TRACT This tract is offered as a Swing Tract which can only be bid on in combination with another tract with access or by an adjacent land owner. This tract is on the east side of the Houck ditch, with a bridge crossing near the south border of the property. It also rises up to the back to a point where there is some land out of the flood plain. Combine with Tract 2 for a 45+/- acre estate site!

Tract 4: 12± ac This tract has 200+/- feet of road frontage along Wayne Trace. It also has flood plain on much of it, with an elevated area of approximately 4 acres not in flood plain.
Again, this could be a very desirable potential building site overlooking the farm. The soils on this tract are Glynwood silt loam with an area of Pewamo silty clay along the ditch. Tracts 2, 3, and 4 combined offers approximately 49+/- tillable acres per the Farm Service Agency map.
