From Marlette, MI - take M-53 6 miles south to M-90, then go 6 miles west on M-90 to North Branch, MI. From Imlay City, MI - go 14 miles north on M-53 to M-90, and then go 6 miles west to North Branch, MI.

PROPERTY DESCRIPTION:

  • AUCTION TERMS & CONDITIONS:


    PROCEDURE: The property will be offered in 1 tract. At the conclusion of the auction, the successful bidder(s) will execute agreements to purchase real estate. Note: The Seller will provide a Phase I for this property.

    FINANCING: Bidding is not conditional upon financing.

    EARNEST FUNDS AND PAYMENT: 10% down payment on the day of the sale with the balance in cash at closing.

    ACCEPTANCE OF BID PRICES: Successful bidder(s) will be required to enter into a purchase agreement at the auction site immediately following the close of the auction. All final bid prices are subject to the Seller's acceptance or rejection.

    CLOSING: Closing estimated to be 30 days following the auction. The title company's fee for administering closing shall be shared 50:50 between buyer and seller.

    POSSESSION: Possession of the property shall be given on date of closing.

    DEED: Seller shall provide a Corporate Deed. Note: There is a non-compete clause that this facility cannot be operated as a retail fertilizer, chemical, or seed facility for fifteen years.

    REAL ESTATE TAXES: Pro-rated to day of closing.

    TITLE: Seller shall convey property by all required documentation.

    PRELIMINARY TITLE INSURANCE: Preliminary title insurance policies will be available to buyers prior to the auction inspection dates. The seller will provide title insurance in an amount equal to the contract purchase price.

    SURVEY: The Seller has a current survey.

    PROPERTY CONDITION: The property is being sold in an "AS IS WHERE IS" condition with no warranties as to physical condition or available building permits.

    AGENCY: Schrader Real Estate & Auction Company, Inc. and its representatives are exclusive agents of the Seller.
