PROPERTY LOCATION:To property from Woodburn, Indiana, travel north on SR 101, cross US Hwy. 24, continue north across the Maumee River Bridge, immdediately turn left on Ward Road after crossing the bridge, aprox. 1/2 mile to property. Or, from Harlan, Indiana, travel east on Antwerp Rd. approx. 1 mile to Bull Rapids Rd., turn right or south east on Bull Rapids approx. 2 miles, then east on Ward Road, approx. 1-1/2 miles to the property.
AUCTION LOCATION:Woodburn Community Center, 22651 Main St., Woodburn. Located adjacent to the Fire Department east of downtown.
PROPERTY DESCRIPTION:
TRACT 1: 27+ ACRES level productive farmland with a good open drainage outlet on north side of property. Soil types are mostly Nappanee with a small percentage of Hoytville. Tract 1 has 823+ feet of frontage on Ward Road and is 1,450+ feet deep.
TRACT 2: 30+ ACRES level productive cropland, a drainage easement must be signed by buyer of tract #1 if sold separately allowing drainage access to the open drain. Soil types are approximately 85% Nappanee and 15% Hoytville. Tract 2 has 621+ feet of frontage on Ward Road and is 2,075+ feet deep.
NOTE: Either or both of these tracts would be suitable for a mini farm or horse farm or add the two tracts to your farmland inventory. Good investment potential.
Additional Note: Both of these tracts have been systematically tile drained. Tract 1 was tiled approximately 8-10 years ago, and Tract 2 was tiled in the late '60's, and has been maintained and repaired as needed.
AUCTION TERMS & CONDITIONS:
PROCEDURE: The property will be offered in 2 individual tracts, or combination of tracts, and as a total 57-acre unit. There will be open bidding on all tracts and combinations during the auction as determined by the Auctioneer.
DOWN PAYMENT: 10% down payment on the day of auction with the balance in cash at closing. The down payment may be made in the form of cash, cashier's check, personal check, or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.
ACCEPTANCE OF BID PRICES: All successful bidders will be required to enter into Purchase Agreements at the auction site immediately following the close of the auction. All final bid prices are subject to the Sellers' acceptance or rejection.
EVIDENCE OF TITLE: Sellers shall provide an owner's title insurance policy in the amount of the purchase price.
DEED: Sellers shall provide Corporate Deed(s).
CLOSING: The balance of the purchase price is due at closing, which will take place within 15 days of presentation of insurable title. Costs for an insured closing shall be shared 50:50 between Buyer(s) and Sellers.
POSSESSION: Possession at closing.
REAL ESTATE TAXES: Real estate taxes will be pro rated to the date of closing.
ACREAGE: All tract acreages, dimensions, and proposed boundaries are approximate and have been estimated based on current legal descriptions and/or aerial photos.
SURVEY: The Sellers shall provide a new survey where there is no existing legal description or where new boundaries are created by the tract divisions in this auction. Any need for a new survey shall be determined solely by the Sellers. Sellers and successful bidder shall each pay half (50:50) of the cost of the survey. The type of survey performed shall be at the Sellers' option and sufficient for providing title insurance. Closing prices shall be adjusted to reflect any difference between advertised and surveyed acres on all tracts. Combination purchases will receive a perimeter survey only.
