    Tract 27: Wonderful tract located within the boundary of the Blackwater River State Forest offering excellent hunting and timber investment potential. This tract contains 10-year-old Loblolly Pines.

    AUCTION TERMS & CONDITIONS:


    PROCEDURE: Each of the two properties, by state, will be offered in 46 individual tracts, any combination of tracts, and as a total unit. There will open bidding on all tracts and combinations during the auction as determined by the Auctioneer. Bids on tracts, tract combinations, and the total property may compete.

    DOWN PAYMENT: 10% down payment on the day of auction with the balance at closing. The down payment may be made in the form of cashiers check or certified check. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.

    APPROVAL OF BID PRICES: All successful bidders will be required to enter into purchase agreements at the auction site immediately following the close of the auction. All final bid prices are subject to the Seller's acceptance or rejection.

    DEED: Seller shall provide a Special Warranty Deed.

    EVIDENCE OF TITLE: The sellerss agree to furnish Bidder's preliminary title insurance commitment to review prior to Auction. The cost of title insurance, if the Buyer(s) elect to have the title commitment executed, will be the responsibility of the Buyer(s). Seller's agrees to provide merchantable title to the property subject to matters of record, general conditions of title, and similar related matters. All tracts sold "AS IS".

    REAL ESTATE TAXES: Taxes for 2008 will be prorated between Seller and Buyer at closing.

    BUYER'S PREMIUM: A 10% Buyer's Premium will be added to the final bid price and included in the total purchase contract.

    CLOSING: Closing shall take place 30 to 45 days after auction, or as soon thereafter as applicable closing documents are completed.

    POSSESSION: Possession of the property shall be given immediately upon closing.

    SURVEY: A new survey will be available for each tract in the auction. Actual survey expense will be the responsibility of the Buyer.

    PROPERTY INSPECTION: Each potential Bidder is responsible for conducting at their own risk, their own independent inspections, investigations, inquires, and due diligence concerning the property. Inspection dates have been scheduled and will be staffed with auction personnel. Please feel free to inspect at any other time.

    AGENCY: Schrader Real Estate and Auction and Woltz & Associates, Inc. and their representatives are Exclusive Agents of the Sellers.
