From Richmond, IN at I-70 and US 35, take US 35 approximately 15 miles northwest to Economy, IN, at the flashing light, turn right (Market Street) and go approximately 6 blocks north to the Grain Elevator.

PROPERTY DESCRIPTION:

.714 ACRES Farm Fans AB 500A batch drier, LP gas, 1835 hrs.
  • (1) 100+/- ft. leg 3500 bu. approximately
  • (1) 110+/- ft. leg 2500 bu. capacity
  • (1) Dump pit with incline conveyor to south leg All bins have air fans. Concrete bins have side unload. Bin #9 has air floor.
    Note: Harvestland 1 Co-op representative thinks that they own a strip of land where the Cardinal-Greenway trails path is to be constructed. Path is just north of the property line. We will have the property surveyed before the sale.
    Also Note: You many walk around the grain complex, but do not climb up the bins. Harvestland 1 Co-op is not responsible for any accidents. At the end of the auction, we will offer the following items for sale:
  • Brechbuhler 40' bridge scales, digital read-out, 80.000# capacity
  • Small portable scales office, with electric heat The scales and scales office will be offered at a starting bid of $15,000. Removal time is ASAP.
  • AUCTION TERMS & CONDITIONS:

    Procedures: The property will be offered in one tract.
    Down Payment: 10% down payment on the day of auction for individual tracts or combination of tracts. The down payment may be made in the form of cash, cashier's check, personal check, or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.
    Acceptance of Bid Prices: All successful bidders will be required to enter into Purchase Agreements at the auction site immediately following the close of the auction. All final bid prices are subject to the Seller's acceptance or rejection. Evidence of Title: Seller shall provide an owner's title insurance policy in the amount of the purchase price.
    Deed: Seller shall provide Warranty Deed
    Closing: The balance of the purchase price is due at closing, which will occur within 15 days of marketable title. Costs for an insured closing shall be shared 50:50 between Buyer(s) and Seller. Possession: Possession is at closing.
    Real Estate Taxes: Pro-rated to day of closing.
    Acreage: All tract acreages, dimensions, and proposed boundaries are approximate and have been estimated based on current legal descriptions and/or aerial photos.
    Survey: The Seller shall provide a new survey.
    Agency: Schrader Real Estate and Auction Company, Inc. and its representatives are exclusive agents of the Seller.
