    PROPERTY LOCATION:

    Farm 1: 72 Acres +/-. Take US Highway 30 East of New Haven approximately 6 miles or take US highway 30 west approximately 3 miles from the state line to St. Rd. 101, turn south and go approximately 1 mile. Property lies on the west side of 101.
    Farm 2: 32 Acres +/-. Take US Highway. 30 East of New Haven approximately 8 miles or take US 30 West approximately 1 mile from the state line to Morgan Rd., turn North to East Lincoln Highway, turn west to property. Property lies on the South side of East Lincoln Highway.


    AUCTION LOCATION:
    Monroeville Park pavilion. From US Highway 30 go south on St. Rd. 101 into Monroeville. Turn Southeast (left) onto E. South St., go 2 blocks to Monroe St., turn South (right) and follow back to pavilion. (Watch for auction signs).

    PROPERTY DESCRIPTION:

    Tract 1: 2 Acre building site. With nearly 300' of road frontage on Hoffman Rd. and nearly 300' in depth, this tract offers potential buyers a wonderful opportunity to build in a great country location near Monroeville.
    Tract 2: 39.1 Acres of productive tillable ground with 1,384' of road frontage on St. Rd. 101, 1,100' of road frontage on Hoffman Rd. and 1,300' in depth. This tract is gently rolling towards St. Rd. 101 and is made up mostly of hoytville silty clay soils and some nappanee silt loam. Approximately 1.4 acres +/- lays east of the centerline of St. Rd. 101 right of way on this tract. Seller agrees to adjust the final sale price accordingly based on the price per acre and, by way of new survey, the actual acreage east of the center line of St. Rd. 101.
    Tract 3: 18.6 Acres of productive tillable ground with 120' of access off St. Rd. 101 and 1,300' in depth. This tract is made up mostly of hoytville silty clay with some nappanee silt loam and haskins loam. This tract is mostly level and could potentially make a wonderful building site with some extra acreage.
    Tract 4: 12.5 Acres "SWING TRACT" of productive tillable ground, 1,000' in depth. This tract is mostly made up of hoytville silty clay soils with some nappanee silt loam. This tract may only be purchased in combination with tracts 2 or 3 or by an adjacent land owner.
    Tract 5: 24.6 Acres of productive tillable ground with 900' of road frontage on East Lincoln highway and 1,200' in depth. This tract is made up mostly of belmore loam soils with some hoytville silty clay. This tract is partially bordered to the south by the Sorgen ditch.
    Tract 6: 4.5 Acres of productive tillable land and 2.5 acres of recreational land South of the Sorgen ditch with 200' of access on East Lincoln highway and 1,200' in depth. This tract would make a wonderful building site with extra recreational acreage south of the Sorgen ditch.
    AUCTION TERMS & CONDITIONS:

    PROCEDURE: The property will be offered in 6 tracts, any combination of tracts, and as a total 104 acre unit. There will be open bidding on all tracts and combinations during the auction as determined by the Auctioneer. Bids on tracts, tract combinations and the total property may compete.
    DOWN PAYMENT: 10% down payment on the day of auction with the balance in cash at closing. The down payment may be made in the form of cash, cashier's check, personal check or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.
    ACCEPTANCE OF BID PRICES: All successful bidders will be required to enter into purchase agreements at the auctions site immediately following the close of the auction. Seller reserves the right to reject any and all bids.
    EVIDENCE OF TITLE: Seller shall provide an owner's title insurance policy in the amount of the purchase price.
    DEED: Seller shall provide Personal Representative Deed(s).
    CLOSING: The balance of the purchase price is due at closing, which will take place within 15 days of presentation of insurable title. Costs for an insured closing shall be shared 50:50 between Buyer(s) and Seller.
    POSSESSION: Possession shall be at closing, immediately following the closing.
    REAL ESTATE TAXES: The Seller shall pay all 2009 Real Estate Taxes due and payable in 2010. Buyer(s) shall pay all thereafter. Buyer shall pay any ditch assessments due and payable in 2010.
    ACREAGE: All tract acreage, dimensions and proposed boundaries are approximate and have been estimated based on current legal descriptions and/or aerial photos.
    SURVEY: The Seller shall provide a new survey where there is no existing legal description or where the tract divisions in this auction create new boundaries. Solely the Seller shall determine any need for a new survey. Seller and successful bidder shall each pay half (50:50) of the cost of the survey. The type of survey performed shall be at the Seller's option and sufficient for providing title insurance. Combination purchases will receive a perimeter survey only.
    PERIMETER DRAIN TILE EASEMENT: Easement access will be provided over tracts in this property for perimeter drain tile outlets if perimeter drain tile outlets beyond each individual tract are required by the Alllen County Board of Health.
    AGENCY: Schrader Real Estate & Auction Co. Inc. and its representatives are exclusive agents of the Seller.
