PROPERTY DESCRIPTION:
Tract #1: 30+/- Acres. Productive tillable land with frontage on Hadsell Rd.
Tract #2: 38+/- Acres. Productive tillable land with frontage on Hadsell Rd. This tract contains approximately 9 acres of woods and balance tillable land.
Soils are predominately highly productive Blount & Pewamo.
AUCTION TERMS & CONDITIONS:
PROCEDURE: The property will be offered in 2 individual tracts and as a total 68ᄆ acre unit.
DOWN PAYMENT: 10% down payment on the day of auction with the balance in cash at closing. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.
ACCEPTANCE OF BID PRICES: All successful bidders will be required to enter into purchase agreements at the auction site immediately following the close of the auction. All final bid prices are subject to the Seller's acceptance or rejection.

DEED: Seller shall provide a Trustees Deed(s).
REAL ESTATE CLOSING: The balance of the purchase price is due at closing, which will take place within 15 days from delivery of marketable title. Costs for a closing shall be shared 50:50 between Buyer(s) and Seller.
POSSESSION: Possession of land will be at closing, subject to 2009 crop removal.
REAL ESTATE TAXES: Real estate taxes will be the responsibility of the Buyer(s) beginning with 2010 taxes due in 2011.
CAUV: CAUV recoupment is the responsibility of the Buyer(s).
EASEMENTS AND LEASES: Sale of said property is subject to any and all easements of record and any and all government leases.
SURVEY: AT THE SELLER'S OPTION, the Seller shall provide a new survey where there is no existing legal description. Any need for a new survey shall be determined solely by the Seller. Seller and successful bidder(s) shall each pay half (50:50) of the cost of the survey. The type of survey performed shall be at the Seller's option and sufficient for providing title insurance. Closing prices shall be adjusted to reflect any difference between advertised and surveyed acres, if a new survey is determined to be necessary by the Sellers.
MINERAL RIGHTS: The sale of the property shall include all mineral rights owned by the Seller, if any.
AGENCY: Schrader Real Estate & Auction Company, Inc. and its representatives are exclusive agents of the Seller.
