Major Illinois auction to include tillable, hunting and riverfront land

Quality farmland, riverfront land, hunting property and two homes northeast of Decatur will be among the properties offered in a major land auction February 28 with Schrader Real Estate and Auction Company conducting the event.

The auction will include approximately 809 acres in 12 tracts, ranging from seven acres to 132 acres.

"All of the tracts are contiguous, and bidders may bid on any combination of tracts, as well as all of the land," said R.D. Schrader, president of the company. "Most of the tillable tracts are to the north and include excellent soils. To the south, we have some nice hunting land that has produced high-quality bucks, with a good bit of frontage on the Sangamon River. Someone could combine three of the tracts and have about 240 acres that include wooded recreational land, income-producing CRP (Conservation Reserve Program) land, and more than a mile of river frontage."

Schrader noted that some of the CRP land is paying as much as $300 per acre through 2029. "It's very rare to see CRP land at $297 and $300 per acre combined with attractive recreational aspects. For example, we have a 100-acre wooded tract with 72.99 acres of CRP land paying $297, as well as approximately 2,800 feet on the river," said Schrader.

The property is located approximately 12 miles northeast of Decatur and 25 miles southwest of Champaign.
