Moultrie County farmland to be auctioned Aug. 9

ARTHUR, Ill. (July 5, 2012) -- Approximately 462 contiguous acres of highly productive land in Moultrie County will sell in five tracts Thursday, Aug. 9, with Schrader Real Estate & Auction Company managing the sale.
The land is located about 40 miles southeast of Decatur, Ill., with frontage on CR 1600N and other county roads.

"This land is predominantly very high quality cropland, with Drummer, Milford and Flanagan soils, with excellent access to drainage," said R.D. Schrader, president of the auction company. "We have a wide range of tract sizes, with tracts of 165.5, 160, 80, 41 and 15 acres. Even the smaller tracts have tillable land with excellent soils," he added.

"Auctions have been the focus of increased attention in the past few months because of the strong investor demand and rising prices per acre. However, each farmland auction is unique, with dynamics that are impossible to predict. While the media have been focused on investor interest, the local farmers have been the high bidders on about three-fourths of the land we've sold lately, and they're often the people who know the land best," said Schrader.

"By selling the land in tracts, we enable people to bid on just what suits their needs. We could have a single buyer for all the property or as many as five buyers," he said.

The auction will begin at 2 p.m. Thursday, Aug. 9, at Yoder's Country Kitchen, 1195 E. Columbia Rt. 133, Arthur, Ill.
