Cropland in Atchison County, Mo., set for Aug. 14 auction

ROCK PORT, Mo. (July 16, 2012) -- Approximately 805 acres of tillable cropland in Missouri's Atchison County will sell at auction Tuesday, Aug. 14. The land will sell in five tracts, ranging from 41 acres to 299 acres.

Most of the land is located along U.S. 136 near the Missouri River in the Rock Port area, with approximately 476 acres that are contiguous and another 41 acres just across the road. A fifth tract of 288 acres is located about five miles away near Nishnabotna, also near the river.

"It is currently managed by U.S. Agri-Services Group LLC, which is available to discuss ongoing operations," said R.D. Schrader, president of Schrader Real Estate & Auction Company, which is managing the auction. "The tracts of 117, 299 and 288 acres are irrigated by pivots with low hours," said Schrader.

"Whenever possible, we offer the land in tracts so that individuals can purchase just the land that suits their needs and budget. Our system of bidding creates a level playing field where a bidder seeking a small amount of acreage can compete with those who are seeking to buy the entirety, so more bidders are able to participate. In this case, we could have one buyer purchasing all of the land or we could have as many as five buyers," said Schrader.

The auction will be held at the Velma Houts Fair Building, 201 Highway 136 East, Rock Port, beginning at 9 a.m.

The auction will be the first of two in consecutive days. On August 15, Schrader will auction 3,233 acres along the Texas-New Mexico state line.
