Tillable, recreational and pasture land set for major auction in southern Illinois

Approximately 4,810 acres of Illinois land - including tillable land, pasture, and wooded recreational land - will be offered at auction Wednesday, Oct. 17, with Schrader Real Estate and Auction Company conducting the event.

The auction will include land in Franklin, Williamson, Hamilton and Saline Counties. It will be offered in 85 tracts ranging from 2 acres to 617 acres.

"A little over half this land, or 2,503 acres, is tillable, and the rest includes pasture/open land and considerable wooded land in an area noted for excellent hunting," said R.D. Schrader, president of the auction company. "We expect interest from both local operators and investors for the tillable land. The recreational land will be attractive to individuals, hunting clubs, and land investors," he said.

The land includes 1,158 acres in Franklin County (839 acres tillable); 3,165 acres in Williamson County (1,280 acres tillable), 148 acres in Hamilton County (100 acres tillable), and 339 acres in Saline County (284 acres tillable).

Schrader's method of bidding allows bidders seeking small amounts of land to compete on a level playing field with those who might be seeking thousands of acres or all of the land. "Each bidder can bid on just the tracts he or she needs or desires," said Schrader. The land sells in the combination that brings the highest total price.

The auction will begin at 10 a.m. Wednesday, Oct. 17, at The Pavilion, 1602 Sioux Drive, Marion. Online bidding will be available by prior arrangement.

The owners will entertain non-contingent offers on the portfolio by county until Sept. 17. Otherwise, all tracts will be offered at auction on Oct. 17.
