Directions to Property: From I-75 at Exit 179 (Fremont/Napoleon) take US Highway 6 east for approximately 1.8 miles. Turn east on Portage Road and travel 2 miles. Turn south on Bloomdale Road and travel .3 mile. Dairy is on the west side. Watch for signs.

PROPERTY DESCRIPTION

The facilities are in various stages of completion and have never been used. Construction was discontinued in 2008. Take this opportunity to buy a new dairy operation at a fraction of the cost.

The parlor is a double 36 parallel with a subway. Attached are offices and equipment/mechanical rooms. Milk is direct loaded with 4 access points for tankers along the exterior.

The holding pen is 50ft x 180ft with curtain sides. The return alleys have catch pens and foot baths. The 6-row transition barn is 108’ x 336’ with 418 free stalls, curtain sides, waterers, and fans.

The alleys leading to the north and south free stall barns have palpation rails. The vet room is 15ft x 15ft and has exterior access.

The north and south 6-row free stall barns are both 108’ x 644’. The drive-thru feed alley is 17ft 3in wide. The front free stall alleys with the neck rails are 11ft 4in wide, and the rear free stall alleys are 9ft 7in wide. These barns have 12ft Big Spring waterers, fans, and curtain sides.

SURVEY INFORMATION

PROCEDURE: The property will be offered in 1 individual tract as a total 95 acre unit. DOWN PAYMENT: 10% down payment on the day of auction. The down payment may be made in the form of cashiers check, personal check, or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.

ACCEPTANCE OF BID PRICES: The successful bidder will be required to enter into purchase agreement at the auction site immediately following the close of the auction. The final bid price is subject to any necessary court approvals.

EVIDENCE OF TITLE: The Receiver agrees to furnish Bidders a preliminary title policy to review. If the Buyer elects to have title insurance, the entire cost of the owners title insurance will be the responsibility of the Buyer. DEED: A receiver deed will be delivered at closing.

CLOSING: Closing shall take place on or before December 9, 2011, or as soon thereafter as applicable closing documents are completed.

POSSESSION: At closing.
