PROPERTY DESCRIPTION

PROCEDURE: The auction will be conducted where by the high bidder will have the privilege of choosing one or more of the auction lots offered at his or her high bid amount. Once the selection is made, another round of bidding will take place using the same high bidders choice procedure.

ACCEPTANCE OF BID PRICES: The successful bidder(s) will be required to enter into a purchase agreement at the auction site immediately following the close of the auction. As long as the minimum reserve prince is met the property will be sold. Six (6) lots will be sold absolute.

BUYERS PREMIUM: A three percent (3%) Buyers Premium will be added to the successful bid(s) to determine the Contract Purchase Price.

DOWN PAYMENT: Ten percent (10%) down payment on the day of auction with the balance in case at closing. The down payment shall be made in the form of cash, cashiers check, personal check or corporate check.. Your bidding is note conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.

CLOSING: The balance of the purchase price is due at closing, which shall take place 30 days after the date of the auction or as soon thereafter as applicable closing documents are completed. Costs for an administered closing shall be shared 50:50 between Buyer & Seller.

EVIDENCE OF TITLE: Seller shall provide an owners title insurance policy in the amount of the purchase price.

POSSESSION: Possession shall be the day of closing.

REAL ESTATE TAXES: Taxes shall be prorated to the day of closing.

AGENCY: Tucker/Schrader Auction Company and it representatives are exclusive agents of the Seller.
