TRACT DESCRIPTIONS

Tract 1: 21± ac 21 ACRES, This tract has nearly 425 feet of road frontage along C.R. 1100 N. The distance to the back of the property is nearly 1600 feet. Approximately 10 acres of tillable land and the balance is wooded. There are several large mature trees on this tract. The terrain is level in the front then slopes upward into the woods. There is a hidden 1 -2 acre tillable plot within the trees that would make for a great wildlife food plot.

Tract 2: 21± ac 20.5 ACRES, This tract has just over 400 feet of road frontage along C.R. 1100 N. and it also runs back nearly 1600 feet in depth. Approximately 8 acres of tillable land on this tract with the balance being woods. Again, there are several mature trees on this tract. The terrain also slopes upward as it enters the wooded acreage.

Tract 3: 16± ac 16 ACRES, This tract has nearly 300 feet of road frontage along C.R. 400 E and 100 feet of frontage along C.R. 1100 N. The property runs to the east nearly 1400 feet. Much of the southern property line runs with the ditch as it meanders through the property. The road frontage along 1100 N is mostly creek bed. There will be a minimum of 25 foot of owned access atop the creek bed and along the property line of Tracts 2 and 3 allowing for access onto Tract 3 from C.R. 1100 N.

Tract 4: 21± ac 20.5 ACRES, This tract has nearly 600 feet of road frontage along C.R. 400 E, and also runs nearly 1400 feet to the east. There is an approximately 8 acre stand of mature pines. Approximately 200 feet in from the road, the Calf creek bisects this tract the entire distance north and south, which separates the frontage from the rest of the property. This is a great hunting and recreational piece of property.
