Irrigated farmland along New Mexico-Texas state line to sell in August 15 auction

LEVELLAND, Texas (July 16, 2012) -- Approximately 3,233 acres of cropland straddling the Texas-New Mexico state line will sell at auction Wednesday, Aug. 15, with Schrader Real Estate & Auction Company marketing the property and managing the sale.

The land includes 2,541 acres in New Mexico and 782 acres in Texas.
"Taken as a whole, the property has 2,162 acres of irrigated cropland, with 16 pivots fed by 26 wells," said R.D. Schrader, president of the auction company. "We'll sell all of the land in two tracts, with the land on either side of the state line staying together. All of the land is either contiguous or separated only by a road, so this is a substantial operation that will be of value to operators seeking to expand or to investors."

The 2,541-acre tract in Lea County, N.M., includes 1,699 acres of irrigated land and 272 acres of land leased from the state. It has 12 center pivots supplied by 20 wells. The 782-acre tract in Texas has approximately 463 acres of irrigated land supplied by four pivots and six wells.

"All of the wells on both tracts are systematically tied together to permit more efficient use of water," said Schrader. "Water is of utmost importance in this area, and the efficient irrigation of these tracts makes them especially well suited to cotton and peanuts. The land is currently managed by U.S. Agri-Services Group LLC, which is available to discuss ongoing operations."
The auction will begin at 1 p.m. at Mallet Event Center & Arena in Levelland.
The sale will be Schrader's second major event in as many days. On Tuesday, Aug. 14, the company will auction 805 acres along the Missouri River in Northwest Missouri.
