TRACT DESCRIPTIONS

Tract 1: 9.5± ac 9.54 ACRES +/-: A corner tract with 450 ft. of frontage on Morgan Rd. and 900 ft. of frontage on Paulding Rd. This tract is bordered on the south by the Hoffman Creek and on the west by an open ditch. There are approximately 7.7 acres of tillable land on this tract. This tract is 100% in CRP and has 0.8 acres of filter strip, and the other 7.7 acres of tillable land are in 10 year CRP grasses.

Tract 2: 29.8± ac 29.75 ACRES +/-: This tract has approximately 450 ft. of frontage along the open ditch as it runs along Paulding Rd. There is a 50 ft. access onto this tract without crossing the ditch. Approximately 24.6 acres of tillable land on this tract. Note: Tracts 1 & 2 have combined 1.8 acres of CRP filter strips at $121/acre and 14.4 acres of 10 year CRP grasses at $60/acres. Tract 2 has 6.7 acres of 10 year CRP grass and also has 1 acre of CRP filter strip.

Tract 3: 18.7± ac 18.72 ACRES +/-: This tract has over 300 ft. of accessible frontage along Paulding Rd. There is a 2 acre +/- stand of trees on this tract with the Hoffman creek meandering as the southern border. Approximately 1.3 acres in 10 year CRP along the creek.

Tract 4: 28.9± ac 28.94 ACRES +/-: This tract has, along with Tract 6, a combination of 47.7 tillable acres. Approximately 19 acres total between the two tracts in 10 year CRP. Approximately 2 acres of trees on this tract. This tract will be accessed by a 30 ft. ingress/egress easement from the west off of Lortie Road.

Tract 5: 11.7± ac 11.7 ACRES +/-: This tract has over 600 ft. of road frontage along Paulding Rd. Approximately 25.5 tillable acres total between tracts 3 & 5. There is approximately 5 acres in 10 year CRP along the creek on this tract.

Tract 6: 28.4± ac 28.4 ACRES +/-: This tract has approximately 6 acres of trees on it. As mentioned earlier, this tract & Tract 4 make up approximately 47.7 tillable acres with approx. 19 acres in 10 year CRP. This tract will be accessed by a 30 ft. ingress/egress easement from the west off of Lortie Rd.
