TRACT DESCRIPTIONS
Tract 1: 21± ac MOSTLY TILLABLE LAND. This tract has nearly 1/4 mile of road frontage on Township Road G and several hundred feet on C R 27. It’s south border is an open ditch.
Tract 2: 39± ac MOSTLY TILLABLE LAND. Nearly 1/4 mile road frontage along CR 27. North border is the open ditch.
Tract 3: 20± ac TILLABLE LAND PLUS HOMESTEAD. This tract has several hundred feet of road frontage along C R 27. There is a quarter mile of road frontage on Township Road FG. The Homestead consists of a 4 bedroom all brick home on a full basement, a 40 x 70 metal pole building, a 10,000 bu. grain drying bin and several outbuildings. The home features lots of natural woodwork throughout, a large country kitchen and a large living room. The home is heated by oil furnace. PROCEDURE: The property will be offered in 4 tracts and the combination. There will be open bidding on all tracts and the combination of tracts during the auction as determined by the Auctioneer.
DOWN PAYMENT: 10% down payment on the day of auction with the balance in cash at closing. The down payment may be made in the form of cashier’s check, personal check or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing. Buyer shall receive immediate possession with an additional 10% down on day of sale.
ACCEPTANCE OF BID PRICES: All successful bidders will be required to enter into purchase agreements at the auction site immediately following the close of the auction. Sale is subject to the Sellers’ approval.
DEED: Seller shall provide a Personal Representative’s Deed and an Attorney’s Certificate of Title.
CLOSING: The balance of the purchase price is due at closing, which will take place within 15 days of presentation of insurable title. Costs for an insured closing shall be shared 50:50 between Buyer(s) and Seller. The closing shall be at the office of Newcomer, Shaffer, Spangler, and Breininger in Bryan, Ohio.
POSSESSION: Possession shall be on the day of closing, immediately following the closing. The possession of the grain bin is subject to tenant farmer’s corn currently in storage.
REAL ESTATE TAXES: The Real Estate taxes shall be pro-rated to the day of closing.
ACREAGE: All tract acreage, dimensions and proposed boundaries are approximate and have been estimated based on current legal descriptions and/or aerial photos.
SURVEY: The Seller shall provide a new survey where there is no existing legal description or where the tract divisions in this auction create new boundaries. Solely the Seller shall determine any need for a new survey. Seller and successful bidder shall each pay half (50:50) of the cost of the survey. The type of survey performed shall be at the Seller’s option and sufficient for providing clear title.
