TRACT DESCRIPTIONS

Tract 1: 12± ac Potential secluded building site. This tract includes a Century old brick farmhouse and a bank barn hidden in a wooded area. There is 7.8 acres of tillable land on this tract per the FSA records.

Tract 2: 62± ac of productive tillable land. This tract features 53.4 tillable acres per the FSA records and Genesee, Patton and Shoals soils. This tract will have an agricultural easement across Tract 1 for purposes for ingress/egress.

Tract 3: 18± ac of high secluded wooded paradise with frontage on Wildcat Creek. This tract features a mix of hardwoods including Cherry, Oak and Walnut trees. Approx. 16 acres of this tract are enrolled in the Classified Forest Program. This tract is a swing tract and must be purchased by an adjoining landowner or in combination with Tracts 2 and/or 5.

Tract 4: 18± ac acres of tillable land with frontage on SR 22 and Wildcat creek. This tract features 12.13 tillable acres per the FSA records.

Tract 5: 7± ac acres of wooded land with frontage on Wildcat Creek. This tract is a swing tract and must be purchased by an adjoining landowner or in combination with Tract 3.
