TRACT DESCRIPTIONS

Tract 1: 40± ac This rolling tract has approximately 800 ft. of road frontage on CR 350S with a low area in the southwest corner and approximately 3 acres of woods in the northeast corner. This tract is made up mostly of Riddles Sandy Loam soils on a 2-12% slope. The woods soil type is Washtenaw Silt Loam and the low area at the road is Brookston Loam.

Tract 2: 31± ac This tract has approximately 400 ft. of road frontage and 9 acres of woodland that was selectively harvested a number of years ago. Walnut, cherry and white oak were harvested at that time. I suggest that if you're interested in the timber values on this tract, contact an independent or state service forester to walk it with you or for you. The north end of this tract is also bordered by woods making this an ideal deer hunting area. The soils are mostly Riddles Sandy Loam and the woods is Washtenaw Silt Loam.

Tract 3: 9± ac This tract has a beautiful hilltop building site, suitable for a walkout basement. The hilltop is Crosier Loam soil type on a 0-3% slope, falling off sharply to surrounding Wawasee Loam soils.

This rolling tract is nearly all tillable made up mostly of Wawasee Loam soils on a 6-12% slope with a small percentage of Brookston Loam soils and a small percentage of Crosier Loam nearer to the road. The rolling hillsides on all of the tracts would be great hay and pasture land for horses or cattle.
