TRACT DESCRIPTIONS

Tract 1: 12.1± ac This tract has approximately 531' of frontage on Ward Road and 223' on Ashton Road. This agricultural tract is nearly all shoals silty clayloom, with 3 1/2 acres in a CRP Filter Strip along the east side of Blace Creek nearly the full length of the tract. The filter strip is enrolled in the CRP Program through 2016 and receives $132.20 per acre or an annual payment of $462.70.

Tract 2: 10.1± ac This tract has approximately 330' of frontage on Ward Road. This beautiful partially wooded sight is mostly St. Clair silty clay loam soils on a 2-6% slope and 6-12% slope. An ideal potential pond site and an ideal potential building site. This tract has it all!

Tract 3: 13.6± ac This tract has 195' of frontage on Ward Road. This beautiful parcel has an approximately 1 acre pond with a grassy knoll bordered by trees in the southwest corner of the tract. The balance of the parcel range from nearly level near the Ward Road, to 6-12% slope on the south portion. Soils are mostly Nappanee silt loam with St. Clair silt loam and St. Clair silty clay laom on the slope of the south end of the tract.

Tract 4: 20± ac This tract has approximately 669' of frontage on Ward Road, with a tree lined ridge boarding the south side of the tract. Tract 4 is 100% tillable mostly Nappanee silt loam with a small amount of Hoytville silty clay. This parcel would be ideal for the small horse farm with several potential building sites or combine with Tract 5 for over 42 acres.

Tract 5: 22± ac This tract has 660' of frontage on Ward Road and like Tract 4 is 100% tillable. The soils are approximately 60% Nappanee silt loam and 40% Hoytville silty clay. Both soils are highly productive soil types. Like Tract 4 this tract has potential for a horse or hobby farm.

Tract 6: 5.1± ac This treact has a 40' wide access road from Ward Road. This tract along with Tracts 7&8 have beautiful hillside potential home sites. This beautiful hardwood ridge is lined with both young and large mature trees of oak, ash, and hickory. Soils are Nappanee silt loam on the high ground and Shoals silty clay loam in the low ground. The ridge side home site would lend themselves well to walk-outs if desired.

Tract 9: 7.2± ac This tract must be purchased by either bordering land owners or a buyer of Tracts 6, 7 or 8. Tract 9 is primarily an agricultural tract with 340' of frontage on Ehle Road. The soil is nearly 100% Shoals silty clay loam on a 0-2% slope. 2.1 acres of CRP filter strip borders the west side of Black Creek and is in the program through 2016 and receives an annual payment of $278.00.
