404 Acres Sell for $5.69 Million in Williams County, Ohio Land Auction

EDON, Ohio (September 15, 2026) - 404.6 acres sold for $5,692,620 with Schrader Real Estate and Auction Company conducting the event. The land, offered in 17 tracts spanning Williams County, Ohio and DeKalb County, Indiana, sold September 14 at The Miller Park Community Center in Edgerton, Ohio.

"This farm had a diverse characteristic makeup intriguing several different buyer types - productive tillable land, wooded hunting acreage, a farmstead, and even a modern country home," said R.D. Schrader, president of Schrader Real Estate and Auction Company. "The combination of the diverse makeup and tract flexibility gave bidders multiple ways to build their ideal package, and the results reflect that."

Fifty-five bidders registered for the auction. Five buyers ultimately secured tracts across the offering, according to auction manager Jerry Ehle.

Some bare land sold for as much as $16,530 per acre. Tracts 16 and 17, comprising 52.9 acres in DeKalb County with a PI of 147, sold for $669,120, or $12,651 per acre. Tracts 1 through 6, along with Tracts 11 and 12, combined for 163.8 acres and the Nester farmstead with its home and farm buildings, sold for $2,091,000. Tract 15, a modern 5-acre ranch home built in 2008 with a pond, sold separately for $306,000.

"The tillable land here carried good productivity numbers across the board, and buyers recognized that," Ehle said. "We also saw the swing tract strategy work exactly as intended, giving adjoining landowners the chance to secure property that otherwise had no independent road access."

"The Nester family's stewardship of this land was evident, and it showed in the competition we saw in the room," Schrader added.
