68 Acres in Allen County Sells for $1.27 Million at Schrader Auction
MONROEVILLE, Ind. (April 29, 2026) - Sixty-eight acres of productive tillable farmland sold for $1.27 million with Schrader Real Estate and Auction Company conducting the event.
"This property attracted strong interest due to its exceptional soil quality and flexible tract configuration," said Luke Schrader, vice-president of Schrader Real Estate and Auction Company. Nineteen bidders registered for the auction, representing Indiana and Ohio, according to auction managers Justin Griffin and Reid Yoder. A single buyer purchased all three tracts.
The sale featured strategic combinations with Tracts 1 and 2 selling together for $870,000, averaging $18,125 per acre across 48 acres. Tract 3 commanded $20,000 per acre, selling for $400,000. All tracts were 75 percent or more tillable with a Productivity Index of 147, reflecting the high-quality agricultural land.
"The level terrain and consistent soil types across all three tracts provided excellent farming efficiency," said Griffin. "Bidders recognized the value of this productive farmland with its strong yield potential."
The property offered flexibility for agricultural operations or potential building sites, with each tract featuring prime Blount Silt Loam and Pewamo Silty Clay Loam soils ideal for crop production.
