Knox County Indiana farmland brings $7.2 million in Schrader auction
OAKTOWN, Indiana (October 21, 2025) - Approximately 819 acres of farmland in Knox County, Indiana, sold for $7,200,000 with Schrader Real Estate and Auction Company conducting the event.
The property, offered as part of the Estate of Marjorie Tolan, was divided into 13 individual tracts across four separate farms located near Oaktown, approximately 15 miles north of Vincennes.
"This was a significant offering for this part of Indiana, and the market responded with good demand," said R.D. Schrader, president of Schrader Real Estate and Auction Company. "Having 819 acres available in one auction event is uncommon, and the competition from 43 registered bidders was strong."
The auction attracted bidders from four states, with seven buyers ultimately acquiring portions of the property, according to Brad Horrall, auction manager.
The largest combination - Tracts 10, 11, and 12, totaling approximately 377 acres - brought $3,500,000, or approximately $9,276 per acre. The property included roughly 670 cropland acres along with potential building and recreational sites.
"The sellers wanted to give multiple buyers a chance to acquire pieces of this legacy property, and that's exactly what happened," said Horrall. "The multi-tract approach worked well here, allowing local operators and investors alike to compete on the combinations that fit their needs."
Schrader said farmland demand in southwest Indiana continues to be strong. "Quality land in the lower Wabash Valley doesn't come to market often in this size. When it does, it draws serious attention from a wide geographic area," he said.
