Washington farmland brings $14.1 million in Schrader auction

PASCO, Washington (November 13, 2025) - Approximately 747.5 acres of farmland in Franklin County, Washington, sold for $14,105,000 with Schrader Real Estate and Auction Company conducting the event in conjunction with Yarbro Auctioneers.

The property, known as the Van Ryn Farm, was offered in 11 individual tracts, combinations of tracts, or as a total unit. The auction attracted 52 registered bidders from five states, with eight buyers securing portions of the property.

"This was an outstanding result that reflects the strong demand for productive irrigated farmland in the Columbia Basin, and the uniqueness of a public offering of this size" said Luke Schrader, auction manager. "The interest from bidders across five states tells you this kind of ground doesn't come available very often."

The largest combination - Tracts 1, 3, and 9, totaling approximately 571 acres of irrigated cropland - sold for $8,975,000. Tract 11, a 96-acre parcel, brought $1,650,000.

The property included over 700 irrigable acres with more than 3,098 acre-feet of water allotment, along with quality rural homesites and a former Grade A dairy facility with capacity for 1,100 cows. The farm has historically supported corn silage and potato production on primarily sandy loam soils.
