Wells County Estate Property Sells for $1.9 Million at Schrader Auction

BLUFFTON, Ind. (May 22, 2026) - A 79-acre estate property sold for $1.9 million with Schrader Real Estate and Auction Company conducting the event.

"This was an exceptional property combining prime development potential with quality agricultural land and the home," said R.D. Schrader, president of Schrader Real Estate and Auction Company. "The R1 zoning, proximity to Lancaster Elementary School and park, plus available utilities made this attractive to multiple buyer types."

Fifteen registered bidders competed for the Dixie Snider Estate property, according to auction managers Al Pfister and Mike Roy. A single buyer secured all six tracts in combination.

The property offered diverse opportunities across its six tracts. Tract 6 included a secluded 3,697-square-foot home built in 2000 with three-car garage. The remaining tracts provided mostly tillable land with Jackson Street frontage or deeded access.

"The combination of residential improvements, tillable acres, and development potential with water and sewer availability created strong interest," said Pfister. "The buyer recognized the long-term value of this well-positioned property."

The property's location next to Lancaster Park and across from Lancaster Elementary School added to its appeal for potential development. "Properties offering this flexibility - quality farmland and development potential - are increasingly sought after in growing communities," Schrader noted.
