AUCTION IS OVER

PROCEDURE: The property will be offered in 2 individual tracts, any combination of tracts, or as a whole property. The property will be sold in the manner resulting in the highest total sale price.

DOWN PAYMENT: A 10% down payment of the total contract purchase price will be due immediately after being declared the buyer. The down payment may be paid in the form of personal check, business check, or cashiers check. The balance of the contract purchase price is due in cash at closing. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING.

POSSESSION: Possession will be given at closing, subject to the remaining rights of the current tenants, if any.

2011 CROP INCOME: Buyer to receive Cash Rent of $195 per acre for 130 acres from tenant in November 2011.

ACCEPTANCE OF BID PRICES: All successful bidders will sign an Agreement to Purchase at the auction site immediately following the close of bidding. All final bid prices are subject to approval or rejection by Seller.

CLOSING: Anticipated closing date is on or before September 26, 2011.

TITLE: Seller shall furnish the buyer(s) at Sellers expense an Owners Policy of Title Insurance in the amount of the purchase price, and agrees to provide and execute a proper deed conveying merchantable title to the real estate to the buyer(s). REAL ESTATE TAXES AND ASSESSMENTS: The 2011 calendar year taxes due and payable in 2012 shall be paid by Buyer.

EASEMENTS AND LEASES: Sale of said property is subject to any and all easements of record.

SURVEY: A survey of the farm will be posted on the board on auction day, and a copy will be furnished to the new Owner. MINERAL RIGHTS: Sale shall include 100% of the Mineral Rights owned by the Seller, if any.
