TRACT DESCRIPTIONS

Tract 1: 455± ac 455ﾱ acres in section 10, Keener Twp, Jasper Co., IN. This tract of land has approx. 340 acres of tillable land plus 48.5 acres in the CRP program. This is Prime Land with Controlled Water for Drainage & Sub-Surface Irrigation. The balance of this farm is in woods, ditches and roads. This tract has frontage on US 231 and is located north of the Hodge Ditch one mile north of Demotte. Note ﾖ The purchaser of tract #1 will be required to sign an agreement with 7 other parties who control the dam and must comply with the water management of this tract of land.

Tract 2: 52.3± ac A 52.3ﾱ acre tract of land in section 24, Keener Twp with frontage on CR 700 W at the northeast edge of Demotte. This tract has 44.5 acres of tillable land and 7.8 acres in the CRP Program. This tract of land may offer a great opportunity for development. There is a natural gas line along CR 700 W. Mr. VanKepple had contacted a surveyor to do a preliminary lot layout on tract #2. If you wish to see a copy of this lot layout, please call the sale manager, Jim Hayworth. Note ﾖ Tracts 1 and 2 will be sold, then we will proceed to offer tracts 3-9.

Tract 3: 25± ac 25 ﾱ acres with frontage on CR 1200 W (Also CR 600 E - Jasper /Newton Co. Line), this tract has 21 acres in the CRP Program and approx. 3+ acres of tillable land. There is a small creek that forms part of the north and west boundary of this tract of land. This an excellent hunting tract.

Tract 4: 44± ac A 44ﾱ acre tract of land, mostly all tillable with frontage on CR 1200W (Also CR 600 E - Jasper/Newton County Line)

Tract 5: 265± ac 265ﾱ acre tract of land with frontage on CR 600 E. This tract has 196.4 acres of tillable land plus 28.5 acres of land in the CRP Program. The balance of the farm is in woods, ditches and roads. Note ﾖ The farmland on tracts 1 and 5 typically raises 150-180 bu. Corn, 51-62 bu. Soybeans. These yields data come from Mr. VanKeppel and his farm tenants. Tracts 3 and 6 will need a road culvert for a crossing into these tracts.

Tract 6: 23± ac A 23ﾱ acre tract of land with 20.2 acres of tillable land. It has frontage on CR 600 E.

Tract 7: 40± ac A 40ﾱ acre tract of land with a 1- story farmhouse, 3-4 bedrooms, 1 bath, living and dining room and a basement. Also there is a brick shop/storage building, 2 tool sheds and 5 grain bins and a large fishing pond. This tract has 13.6 acres of tillable land.

Tract 8: 100± ac A 100ﾱ acre tract of land with an access road from CR 1300 N. This tract has a large fishing pond and 89.5 acres in the CRP Program. Excellent property for the hunter and fisherman with wonderful wildlife habitat.

Tract 9: 180± ac 180ﾱ acres of land with approx. mile frontage on the Kankakee River. This tract has 98.1 acres in the CRP Program with the balance in woods and ditches. Also there is an older concrete block cabin on this tract. There is an access road for ingress and egress on the north end of 400 E back to this tract of land. This tract offers a secluded hunting paradise.
