CRP: There are 46.4 acres in the Farm Service Agency CRP program that pays 82.05 per acre or a total of 3807. annually until September 30, 2019. Buyers will be required to keep the land in the program until the expiration date. Any penalties or fees for removing the land from the program will be at the Buyers expense.
Closing: Shall be on or before December 31 with a 10% earnest money deposit the day of the auction. If closing in January 2010 a 25% earnest money deposit is required the day of the auction.

PROCEDURE: Tracts 1&2 will be offered in individual tracts. There will be open bidding on the tracts or the whole property during the auction as determined by the auctioneer. The property will be sold in the manner resulting in the highest total sale price.
DOWN PAYMENT: 10% of the accepted bid as down payment on the day of the auction if closing on or before December 31, 2009; 25% down if closing in January, 2010, with balance in cash at closing. The down payment may be in the form of cash, cashierâ€TMs check, personal check or corporate check. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, SO BE SURE YOU HAVE ARRANGED FINANCING, IF NEEDED, AND ARE CAPABLE OF PAYING CASH AT CLOSING.
APPROVAL OF BID PRICES: All successful bidders will be required to enter into purchase agreements at the auction site immediately following the close of the auction. All final bid prices are subject to the Sellers acceptance or rejection.
