AUCTION IS OVER

PROCEDURE: Sealed bid with top 3 high bidders returning for a live verbal auction. To obtain a bidder information packet call the Auction Manager. Bidding instructions and delivery information are included in the bidder information packet.

DOWN PAYMENT: 5% of the accepted bid as down payment on the day the auction with balance in cash at closing. The down payment may be in the form of cash, cashierÃf¢â,¬^TMs check, personal check or corporate check.

APPROVAL OF BID PRICES: The final bid prices are subject to the Sellers acceptance or rejection.

DEED: Sellers shall provide a Warranty deed.

EVIDENCE OF TITLE: Sellers shall provide title insurance in the amount of the purchase price.

CLOSING: Closing shall take place 15 days after proof of merchantable title.

POSSESSION: at closing.

REAL ESTATE TAXES: Pro-rate to day of closing

DITCH ASSESSMENTS: Buyer shall pay all ditch assessments due after closing if any.

ACREAGE LOT SIZE: All acreage or lot sizes are approximate and have been estimated based on current legal descriptions and/or aerial photos.

SURVEY: There will be no surveys as the property has an existing legal description.

EASEMENTS: The sale of the property is subject to any and all easements of record.
