PROCEDURE: All properties will be subject to the acceptance or rejection by the Seller. All successful bidders will be required to enter into purchase agreements at the auction site immediately following the close of the auction.
DOWN PAYMENT: 10% of the accepted bid price as down payment on the day of auction with the balance in cash at closing. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, SO BE SURE YOU HAVE ARRANGED FINANCING, IF NEEDED, AND ARE CAPABLE OF PAYING CASH AT CLOSING.
BUYER’S PREMIUM: A 4% Buyer's Premium will be added to the final bid price and included in the total contract purchase price.
DEED: Seller shall provide Warranty Deed(s).
EVIDENCE OF TITLE: The Seller will pay the expense of an Owner's Policy of Title Insurance in the amount of the purchase price.
CLOSING: The closing shall take place on or before August 6, 2010 as applicable closing documents are completed by Seller. All closing costs shall be split 50:50 between Buyer(s) and Seller.
POSSESSION: Possession is at closing.
REAL ESTATE TAXES: Prorated to the day of closing.
