1,420 acres of prime Indiana farmland sells at auction for $20.8 million
Britton Farms Inc., a 1,420-acre farm featuring premier soils, extensive drainage improvements, and a modern grain handling facility, sold at auction September 9 for $14,658 per acre - or a total of $20.8 million - with Schrader Real Estate and Auction Company marketing the farm and conducting the event.
The auction was held at the Hendricks County Fairgrounds in Danville, Indiana, where 57 registered bidders from six states competed for the land in 21 tracts and combinations. The property ultimately sold to seven different buyers. Multiple whole-property buyers competed for the property throughout the auction.
The offering included 760+/- irrigated acres serviced by two 12-inch high-capacity irrigation wells, extensive controlled drainage management systems, and some of Indiana's most productive soils, including Ragsdale and Reesville silt loams.
"Britton Farms has long been recognized as a well-managed grain operation with significant investment in land improvements," said Gene Klingaman, auction manager. "The strong turnout and competitive bidding confirmed the desirability of this offering."
The property also featured a 202,000-bushel grain storage and handling facility, a 1,000 BPH natural gas continuous flow dryer, a 60' scale, and a partially insulated machine shed. The farm includes land in Putnam, Hendricks, and Montgomery counties.
