Auction Day
• 1 min read
Auction day is usually held at a community venue near the property — a county fairgrounds building, a local meeting hall, or a community center. The location is chosen to be accessible to area buyers and large enough to accommodate the expected crowd.
Arriving Before the Auction
Registration opens 30 minutes to two hours before the scheduled start. For buyers, this pre-auction window is more than a formality — it's a valuable opportunity to:
- Get last-minute questions answered by Schrader's bid assistants
- Review the tract maps and property brochure one more time
- Connect with neighboring landowners or other interested parties
- Confirm the bidding combinations you intend to pursue and in what order
For sellers, this period is a chance to see interest levels firsthand and speak with the auction team before the sale begins.
The Opening Remarks
At the appointed time, the auctioneer opens with formal remarks that summarize — for the record — the terms of sale, the method of bidding, and any last-minute changes or announcements. Any corrections to acreage, easements, lease terms, or other material facts are disclosed here.
This is one of the most important moments of the entire auction. Announcements made on auction day take precedence over all printed materials. Buyers should listen carefully and note any changes from the brochure before bidding begins.
These opening comments typically take only a few minutes — then the bidding is ready to start.
